Common Flat Roof Problems We Fix for Commercial Buildings

Most of the calls we get fall into one of these categories. The sooner they get looked at, the cheaper the fix - that's just how roofing works.

Roof Leaks

The most common call we get. And here's the thing about leaks — the source is almost never where the water shows up inside. Water travels. It finds the path of least resistance before dropping through your ceiling. That's why surface patching so often fails. You need someone who'll trace it back to the actual entry point.

Ponding Water

Flat roofs aren't perfectly flat — they shouldn't be. There's supposed to be slope built in to drain water off. If you're seeing puddles sitting 48 hours after rain, your drainage isn't working. That standing water adds weight, accelerates membrane breakdown, and breeds mold underneath. We've seen this turn from a drainage correction into a full replacement inside two years.

Membrane Damage

Bubbling, cracking, seam separation, surface oxidization — these are all signs your membrane is failing. Caught early, it's a manageable repair. Left alone through a Toronto winter, you're usually looking at accelerated failure and a much larger scope of work. We inspect the full membrane, not just the obvious spots.

Flashing Failures

Flashing is where the roof meets everything else — walls, HVAC curbs, drains, skylights, parapets. It's also where a significant percentage of leaks originate. Flashing deteriorates over time, especially on industrial buildings where rooftop equipment causes constant vibration and movement. A lot of buildings we inspect have flashing that's been "repaired" multiple times without addressing the root issue.

Toronto winters are hard on flat roofs. Specifically: water gets into small cracks, freezes, expands, and makes the crack bigger. We get up on the roof. We look at the membrane, the drainage, the flashing, the penetrations, the seams. We use infrared where the damage warrants it — infrared inspection is one of the best tools for finding moisture that's sitting below the surface before it becomes visible damage. Most contractors skip this step, which is why so many repairs fail.

Types of Flat Roofs We Repair

TPO - TPO Roofing Repair

TPO is one of the most common systems on commercial buildings right now - and when it fails, it usually shows up as seam separation or punctures around penetrations. We repair TPO with heat-welded patches that match the original membrane bond. Done right, you'd never know the repair was there.

EPDM - EPDM Roofing Repair

Rubber roofing. It's been around for decades for good reason - it handles cold climates well and has a long track record. EPDM repairs involve proper adhesives and patch materials that bond correctly to the rubber substrate. We've seen plenty of EPDM repairs done wrong with mismatched materials - they never last.

PVC - PVC Roofing Repair

Common on buildings with heavy rooftop equipment, chemical exposure, or grease exhaust. PVC is more rigid than other membranes and requires heat-welded repairs to maintain its chemical resistance. If you're on a building with restaurant ventilation or industrial processes exhausting onto the roof, you want someone who understands PVC specifically.

MOD BIT - Modified Bitumen Repair

Multi-layer system with a long history in industrial and commercial construction. Modified bitumen repairs are often straightforward - but you need the right materials for the specific type (APP vs SBS) and proper torching or adhesive technique. Good for roofs with heavy foot traffic or complex penetration layouts. We've been using it on industrial facilities for years.

When Repair Makes Sense

If the damage is localized - a failed seam, isolated membrane damage, flashing that's let go in one area — repair is almost always the right call. The general threshold we use: if less than 25% of the membrane is compromised and the insulation underneath is still structurally sound, a properly done repair will give you meaningful years of life extension at a fraction of replacement cost.

We've extended roof life by 8-10 years with targeted repairs on membranes that were structurally sound but had specific failure points. That math makes a lot of sense for a $40,000 repair versus a $150,000 replacement.
