Commercial Flat Roof Repair Across Toronto
We handle flat roof repairs across the entire city - and if you've managed more than one building here, you already know how different conditions can be depending on where you are.
Downtown buildings deal with wind exposure and heavy rooftop equipment. North York and Vaughan - a lot of larger commercial footprints, more drainage challenges. Scarborough and Etobicoke, we see more weather exposure off the lake. Different buildings, same underlying issue: when something fails, it needs to be diagnosed properly.
We regularly service:
North York
Etobicoke
Scarborough
Downtown Toronto
East York & York
Mississauga, Brampton, Vaughan, Markham
If your building is anywhere in the GTA, we can get a crew out.
Common Flat Roof Problems We Fix for Commercial Buildings
Most of the calls we get fall into one of these categories. The sooner they get looked at, the cheaper the fix - that's just how roofing works.
Roof Leaks
The most common call we get. And here's the thing about leaks — the source is almost never where the water shows up inside. Water travels. It finds the path of least resistance before dropping through your ceiling. That's why surface patching so often fails. You need someone who'll trace it back to the actual entry point.
Ponding Water
Flat roofs aren't perfectly flat — they shouldn't be. There's supposed to be slope built in to drain water off. If you're seeing puddles sitting 48 hours after rain, your drainage isn't working. That standing water adds weight, accelerates membrane breakdown, and breeds mold underneath. We've seen this turn from a drainage correction into a full replacement inside two years.
Membrane Damage
Bubbling, cracking, seam separation, surface oxidization — these are all signs your membrane is failing. Caught early, it's a manageable repair. Left alone through a Toronto winter, you're usually looking at accelerated failure and a much larger scope of work. We inspect the full membrane, not just the obvious spots.
Flashing Failures
Flashing is where the roof meets everything else — walls, HVAC curbs, drains, skylights, parapets. It's also where a significant percentage of leaks originate. Flashing deteriorates over time, especially on industrial buildings where rooftop equipment causes constant vibration and movement. A lot of buildings we inspect have flashing that's been "repaired" multiple times without addressing the root issue.
Freeze-Thaw Damage
Toronto winters are hard on flat roofs. Specifically: water gets into small cracks, freezes, expands, and makes the crack bigger. Repeat that cycle all winter and you've got real membrane damage by spring. We inspect for this every season. It's one of the biggest reasons we recommend spring inspections after a hard winter.
Drainage & Slope Issues
Bad drainage design or settled insulation that's lost its slope — these are structural issues that go beyond surface repair. In a lot of commercial buildings, especially older plazas and warehouses, the drainage was never great to begin with. We assess the full drainage picture and recommend corrections that actually solve the problem rather than just managing the symptom.

Our Flat Roof Repair Process
We've been doing this long enough to know that a bad diagnosis leads to bad repairs. The process below isn't complicated — but it's the reason our repairs hold up when others don't.
01
Roof Inspection — Actual, On-Roof
We get up on the roof. We look at the membrane, the drainage, the flashing, the penetrations, the seams. We use infrared where the damage warrants it — infrared inspection is one of the best tools for finding moisture that's sitting below the surface before it becomes visible damage. Most contractors skip this step, which is why so many repairs fail.
02
Diagnosis & Written Report
You get a written report. What we found, what it means, and what we recommend. No ambiguity, no pressure. If it's a minor repair, we'll tell you. If we see signs that bigger work is coming in the next 2–3 years, we'll flag that too — because you should know what you're planning for, not just what's bleeding today.
03
Repair Options — Itemized, Not Vague
plain and simple. We've seen roofs fail in under ten years that should have lasted twenty-five or thirty. Not because the material was bad. Because nobody ever got up there between the initial install and the day the ceiling started dripping.
04
The Repair Itself — Our Own Crews
This matters more than most people realize. Our crews are our crews — not subcontractors picked up for the job. The people we send to your building are trained on our standards, accountable to us, and familiar with the materials we use. When something's been done right on a Crown project, it stays right. When it hasn't, we own it. That kind of accountability doesn't exist when you're farming work out.
05
Preventative Recommendations
Before we leave, we'll walk you through what else we saw - things that aren't urgent repairs yet but worth keeping an eye on. If you're on a maintenance program with us, that's tracked. If not, we'll still give you the honest picture. A good repair shouldn't just fix today's problem - it should help you avoid the next one. That's why we offer ongoing flat roof maintenance programs for building owners and property managers who want to stay ahead of it.
Types of Flat Roofs We Repair
We repair all major commercial flat roofing systems. The approach changes depending on the material - which is exactly why you want someone who works with all of them, not just one.
TPO - TPO Roofing Repair
TPO is one of the most common systems on commercial buildings right now - and when it fails, it usually shows up as seam separation or punctures around penetrations. We repair TPO with heat-welded patches that match the original membrane bond. Done right, you'd never know the repair was there.
EPDM - EPDM Roofing Repair
Rubber roofing. It's been around for decades for good reason - it handles cold climates well and has a long track record. EPDM repairs involve proper adhesives and patch materials that bond correctly to the rubber substrate. We've seen plenty of EPDM repairs done wrong with mismatched materials - they never last.
PVC - PVC Roofing Repair
Common on buildings with heavy rooftop equipment, chemical exposure, or grease exhaust. PVC is more rigid than other membranes and requires heat-welded repairs to maintain its chemical resistance. If you're on a building with restaurant ventilation or industrial processes exhausting onto the roof, you want someone who understands PVC specifically.
MOD BIT - Modified Bitumen Repair
Multi-layer system with a long history in industrial and commercial construction. Modified bitumen repairs are often straightforward - but you need the right materials for the specific type (APP vs SBS) and proper torching or adhesive technique. Good for roofs with heavy foot traffic or complex penetration layouts. We've been using it on industrial facilities for years.

When Repair Makes Sense
If the damage is localized - a failed seam, isolated membrane damage, flashing that's let go in one area — repair is almost always the right call. The general threshold we use: if less than 25% of the membrane is compromised and the insulation underneath is still structurally sound, a properly done repair will give you meaningful years of life extension at a fraction of replacement cost.
We've extended roof life by 8-10 years with targeted repairs on membranes that were structurally sound but had specific failure points. That math makes a lot of sense for a $40,000 repair versus a $150,000 replacement.
When Replacement Is Smarter
When repairs start stacking up, when the insulation underneath is saturated or compromised, or when a roof is simply at end of life - continued repairs become money poorly spent. We've seen building owners throw $25,000 in repairs at a roof over three years that needed to be replaced from the beginning. That's the conversation we have upfront to prevent.
If moisture has gotten into the insulation layer, that doesn't just go away with surface repairs. It sits, compresses the insulation, reduces thermal performance, and keeps spreading. That's a replacement conversation.

When a Repair Isn't Worth It
We'll be straight with you - not every roof should be repaired.
If the membrane is at end of life, if moisture has spread through the insulation, or if you're calling for the same issue every year… at some point, you're not saving money anymore - you're delaying the inevitable.
We'll tell you when repair makes sense. And when it doesn't.

What Actually Separates Us From Other Roofing Contractors
There's no shortage of contractors in Toronto. Here's what we can actually point to - not just say.
50 Years. Commercial Only
We've never done residential work. Every project since 1976 has been commercial or industrial. That's not a diversification strategy - it's a focus. And focus builds expertise that generalists can't replicate. When we look at a commercial roof, we're drawing on 50 years of context. That changes the quality of the diagnosis.
No Subcontractors
Our crews are ours. Trained on our standards, accountable to our foremen, and familiar with the systems we install and repair. Quality control is only possible when you control who's doing the work. We've never farmed a job out because we were too busy - we staff to the work we can do properly.
Written Warranties on Materials & Workmanship
Manufacturer-backed material warranties. Our own workmanship warranty on top of that. You get both in writing before the job closes. If something goes wrong - we come back. That's the deal, and it's been the deal since 1976. We've honoured it every time.
WSIB Coverage & Safety Certifications
Every crew member. Fully covered. On every job. This matters for building owners and property managers more than people sometimes realize - because if a subcontractor gets hurt on your roof and they're not properly covered, that liability can come back to you. It doesn't with us.
Long-Term Client Relationships
A meaningful portion of our work in any given year comes from clients who've been calling us for a decade or more. Property managers who we've built maintenance relationships with. Building owners who trust us to tell them the truth about what their roof needs. Repeat business like that doesn't happen if the work doesn't hold up.
Documented Process, Clear Communication
From the first inspection report to the final sign-off, you'll know where things stand. We don't go quiet between quote and completion. We don't leave you chasing updates. Especially for property managers dealing with tenants and boards - clear communication isn't a nice-to-have. It's the job.

Quick Questions About Flat Roof Repair in Toronto
Q: How quickly can you respond to a roof leak?
For active leaks, we can usually respond same day or next business day across Toronto and the GTA. Emergency calls are prioritized.
Q: Can you repair a roof instead of replacing it?
In many cases, yes. If the damage is localized and the insulation is still in good condition, repair is often the more cost-effective option.
Q: How much does flat roof repair cost in Toronto?
It depends on the scope. Smaller repairs can start in the low thousands, while more extensive repairs vary based on membrane type and damage. We provide a clear quote after inspection.
Q: Do you work on all flat roof systems?
Yes — TPO, EPDM, PVC, modified bitumen. Each system requires a different repair approach, which is why system-specific experience matters.
